The Highest and Lowest Priced Homes in Torrance CA

Torrance is a diverse community and home prices can certainly reflect that.  From multi million dollar homes along the bluff in the Hollywood Riviera, to the neighborhoods near the 110 Freeway, neighborhoods and home prices vary considerably.

Topping out the market at the moment is the home at 326 Calle De Arboles in the Hollywood Riviera.  The home is priced at $2,098,000 with 3,251 square feet and has been on the market almost 2 months as of this posting.  While the homes in the Hollywood Riviera are often Redondo Beach mailing addresses and zip codes, the homes are actually located in Torrance with award winning Torrance schools and services.

On the other side of the spectrum is the one bedroom condo located at 941 W Carson.  It’s listed at $205,000 and is a short sale property.  This section of Torrance is known as county strip.  Very much the opposite of the Hollywood Riviera this section of Torrance is actually not part of Torrance proper and is serviced by LA Unified Schools and LA City services.  As the schools are not at the same level (in most cases) as the Torrance Unified schools, values are always lower in this area.

Torrance Real Estate Map – Search Homes by Neighborhood

Torrance, California is a big city and it’s neighborhoods and areas vary considerably in the types of homes, feel of the neighborhood, and home prices.

As realtors, we search for homes by neighborhood so that we can best assist our clients to find the right type of homes in the right areas.

Below is a Torrance real estate map used by realtors and used in MLS home searches.  The numbers coincide with the areas that we use to search and each has it’s differences and similarities.  The three areas that often cause confusion are area 128 the Hollywood Riviera and areas 122 and 123, Harbor Gateway and County Strip.  Much of the Hollywood Riviera actually has Redondo Beach, 90277, zip codes but the area is actually part of Torrance and services and schools are Torrance.  The County Strip and Harbor Gateway areas actually have Torrance zip codes but are serviced by the city of Los Angeles.  It’s distance from the beach, proximity to commercial and industrial, and the schools being LA Unified makes the homes significantly less expensive then the city of Torrance areas.

Torrance has a beach? Learn About This Great Stretch

If you look at a map of the South Bay it certainly appears that Torrance lies just east of Redondo Beach and the closest point to the ocean is a mile or two.  That’s not the case as the Hollywood Riviera, with it’s Redondo zip code and mailing address, is actually the city of Torrance with Torrance schools, services, and more.  Included in this small area is actually a beach affectionately known as “RAT” Beach.  It’s not as bad as it sounds as it actually is short for Right After Torrance but either way it’s a beautiful, yet short, stretch of coastline unlike anything in the neighboring cities of Redondo, Hermosa, and Manhattan.  Torrance Beach sits below the bluff of the Hollywood Riviera and those willing to walk just a bit get a great and somewhat private beach with views of Palos Verdes to the south and the more widely known Beach Cities to the north.  Torrance Beach basically starts where the Esplanade of Redondo turns into Calle Miramar at the start of the Hollywood Riviera.

Torrance Real Estate Explained – Hillside Overlay

A few of the many benefits of living near the beach are the wonderful ocean views and ocean breezes that make life here so unique.  These ocean views have immeasurable value from both a quality of life aspect as well as a significant monetary impact.  In many of the South Bay cities these views are unprotected and it’s not rare for a home’s stunning ocean views to disappear when the one story home next door gets torn down and new and much larger home replaces it.

Certain areas of Torrance are the exception. Primarily found in the Hollywood Riviera and Seaside Ranchos neighborhoods the city has incorporated much stricter building guidelines known as the “Hillside Overlay” area.  (see map below)

In 1977, the Hillside Overlay Area was established in Torrance, CA in order to address issues concerning building, remodeling, and protecting views and privacy.  All new construction (meaning both new homes and expansions on current structures) are subject to review and input by neighbors including “flagging”  where a mock up of the future structure are marked with plastic flags  to approximate the outlines of any proposed addition to the structure prior to permit approval so that neighborhood input may be obtained.

Torrance Municipal Code Excerpt (Hillside Overlay)

The basics of the hillside overlay are as follows:  Upon receipt of the complete application, the Community Development Director shall set a date, time and place for a public hearing thereon as soon as practicable and shall send notice thereof to the owners of land included within a three hundred (300) foot radius of the exterior boundaries of the land for which the permit is sought

No construction and no remodeling or enlargement of a building or structure shall be permitted unless the Planning Commission (or the City Council on appeal) shall find that the location and size of the building or structure, or the location and size of the remodeled or enlarged portions of the building or structure, have been planned and designed in such a manner as to comply with the following provisions:

  1. The proposed development will not have an adverse impact upon the view, light, air and privacy of other properties in the vicinity;
  2. The development has been located, planned and designed so as to cause the least intrusion on the views, light, air and privacy of other properties in the vicinity;
  3. The design provides an orderly and attractive development in harmony with other properties in the vicinity;
  4. The design will not have a harmful impact upon the land values and investment of other properties in the vicinity;
  5. Granting such application would not be materially detrimental to the public welfare and to other properties in the vicinity;
  6. The proposed development will not cause or result in an adverse cumulative impact on other properties in the vicinity.

Hollywood Riviera Real Estate Market Trends

When buying or selling homes in the Hollywood Riviera neighborhood of Torrance and Redondo Beach, knowing and understanding the real estate market is critical to making the right decision. Real estate trends can help determine current values or even when the appropriate time to list and sell your Hollywood Riviera home. The information below is intended to help you get a better understanding of what is happening in the market.

The chart below shows the number of active listings (light green) sold homes (dark green) and pending home sales (red line) The greater the discrepancy between active homes and sold homes indicates a buyers market and when the numbers are closer a sellers market is indicated as inventory is down.


The chart below shows the average price per square foot. Square footage in the South Bay often doesn’t mean as much as in other markets as values can vary so dramatically due to things such as proximity to the beach, views, specific neighborhoods.

The chart below shows the average days on market per month as well as the % of list price that homes sold at. A high % indicates a sellers market as home sell at, or above list price.

The chart below shows the average price for listed home sales in relation to the average price for sold homes.

The chart below indicates the months of home inventory based on closed home sales. Buyer’s market: more than 6 months of inventory Seller’s market: less than 3 months of inventory Neutral market: 3 – 6 months of inventory
