150 Active Homes for Sale in Torrance the Most Since 2022

As of 5/15 there are 150 homes for sale in Torrance CA.  That is the highest number of homes on the market since June of 2022.  The number of sales is down a bit and now that we’re heading into the summer selling season we’ll have to see where the market trends.  Will the rise in inventory finally turn the tide on the lengthy “sellers” market or just a temporary rise in inventory?  We’ll have to wait and see.

Torrance Real Estate Sees a Mild Slow Down in April

Torrance Real Estate Market Report for April 2025Chatelaine townhomes at Plaza Del Amo Torrance

We saw a bit of a slow down last month which was a surprise as it appeared the number of homes that closed escrow would go up from a busy March.  There were 68 homes that sold in Torrance in April compared with 73 in March.

The average “list” price of the homes that sold  was $1,161,585 with the average sold price at $1,172,547 which was a nice increase from $1,116,670 in March and  $1,150,939 in February.

The average dollar per square foot for the homes that sold was $776 which was similar to $764 March.  Days on market, or DOM, was a brief 32 before selling and median days on market was only 10.

57 Torrance Homes Sell in February at $1,150,939 Average

Torrance Real Estate Market Report for February 2025Hollywood Riviera homes for sale

As expected things picked up a bit in terms of the number of homes that sold in Torrance.  There were 57 on market home sales in February 2025 compared with 52 in January.  That said the market is far from the high water days of over 100 sales in summer months.

The average “list” price of the homes that sold  was $1,140,293 with the average sold price at $1,150,939.

The average dollar per square foot for the homes that sold was $766 which was a bit below December’s average but higher tthan November.  Days on market, or DOM, was a brief 35 before selling.

The highest price of the month was $1,740,000 (not including the homes in the Hollywood Riviera with a Redondo mailing address) for a home in old Torrance at 2421 Santa Cruz Court.  It’s pretty rare for the top home to be outside of south Torrance.

December and January are usually the slowest month of the year in terms of home sales and December 2024 was no exception although it was still a very busy month.  There were 52 homes that sold during the month compared with 81 a month earlier.

The average “list” price of the homes that sold  was $1,012,279 with the average sold price at $1,013,163 compared with $1,057,373 in December and  $1,101,010 in November.

The average dollar per square foot for the homes that sold was $708 which was a bit below December’s average but higher tthan November.  Days on market, or DOM, was a brief 35 before selling.

The highest price of the month was $1,755,125 for a home in the Marble Estates area of southeast Torrance.  It’s pretty rare for the top home to be outside of south Torrance.
