Torrance Real Estate Market Report – First Half of 2026

Torrance Real Estate Market Overview – January – June of 2026Park Plaza Estates townhomes in Torrance

The Torrance real estate market remained healthy through the first half of 2026, although conditions became more balanced than buyers and sellers experienced over the past several years. While demand continues to be strong for well-priced homes, buyers have become more selective as inventory has increased and homes are taking slightly longer to sell.

From January through June, 437 homes, condos, and townhomes sold in Torrance, a 12.1% increase compared to the first half of 2025. The average sale price remained steady at $1.11 million, demonstrating that home values have remained remarkably resilient despite changing market conditions. Homes averaged 29 days on market, up modestly from 25 days one year ago.

One of the biggest shifts has been in buyer behavior. Approximately 42% of homes sold above asking price, averaging 5.2% over list price, while another 42% sold below asking price by an average of 3.5%. The remaining 16% sold at their asking price. This reflects a market where strategic pricing and strong presentation have become increasingly important.

Single-family homes continue to outperform the condominium and townhome market. Detached homes averaged $1.28 million, sold in just 24 days, and maintained only 1.8 months of inventory. Condominiums and townhomes averaged $711,000, remained on the market for 41 days, and had 3.4 months of inventory, giving buyers more negotiating power.

Neighborhood Highlights

South Torrance

South Torrance remains one of the city’s strongest markets. With less than one month of inventory (0.9 months), the neighborhood continues to see exceptional demand. Single-family homes averaged $1.64 million, while nearly half sold over asking price, reinforcing South Torrance’s reputation as one of the most competitive areas in the city.

West Torrance

West Torrance continued its strong performance during the first half of the year. Home sales increased 25% compared to the same period in 2025, while average prices climbed to $1.49 million. Homes sold in an average of just 17 days, highlighting continued demand driven by the area’s award-winning schools and desirable location.

SouthwoodRedondo Beach homes for sale

Despite fewer sales than last year, Southwood remained one of Torrance’s fastest-moving neighborhoods. Single-family homes averaged just 7 days on market, and more than 60% sold at or above asking price. Limited inventory continues to create strong competition for well-prepared homes.

Walteria

Walteria experienced one of the strongest gains in home values during the first half of 2026. Average sale prices climbed to $1.51 million, an increase of more than 11% from last year. Inventory remained limited, helping maintain strong demand despite homes taking slightly longer to sell.

Central Torrance

Central Torrance remained balanced, with home prices increasing nearly 6% year over year while homes averaged only 14 days on market. Buyers continue to value the area’s central location and variety of housing options, although condominiums have experienced a slower pace than detached homes.

North Torrance

North Torrance continued to offer excellent value relative to many South Bay communities. Both East and West North Torrance maintained average home prices around $1.1 million, while detached homes generally sold within three to four weeks. The area continues to attract buyers seeking affordability, convenient freeway access, and larger homes for the price.

Old Torrance

Old Torrance experienced one of the largest increases in transaction volume, with sales up nearly 80% over the first half of 2025. The neighborhood’s unique historic character and walkable downtown continue to attract buyers looking for something different from traditional suburban neighborhoods.

Looking Ahead

Overall, the Torrance market remains healthy but increasingly selective. Buyers are more informed than ever and have more choices than they did over the past several years. Homes that are priced strategically, marketed effectively, and presented in excellent condition continue to sell quickly and often generate multiple offers. Homes that enter the market overpriced, however, are much more likely to require price reductions and extended marketing time.

As we move into the second half of 2026, sellers who combine realistic pricing with professional marketing will continue to be best positioned to achieve premium results.

Historic Home in Old Torrance Hits the Market For Only the Second Time Since 1923!

One of our favorite areas of the South Bay is the area of Torrance known as Old Torrance or Old Town Torrance.  This was one of the original neighborhoods and many of the homes are turn of the century (20th that is!) homes that have survived the wrecking ball and are far more than tract homes built post WW2.

1423 Post isn’t quite as old as some but it’s over 100 years old and they certainly don’t make homes like this any more.  This striking 1923 “post colonial revival” is quite a bit different from the usual craftsman and it’s hard not to note the dramatica columns and porch.  The home has an upgraded kitchen but still retains most of it’s original charm.  The home consists of a 4 bedroom home along with “guest quarters” attached to the garage.  According to the listing this is only the 2nd time it’s ever been for sale since 1923!

While Old Town Torrance has it’s share of historic homes, most are smaller craftsman homes built in the early 1900s.  This one is a rarity as this historic home is a colonial revival mansion with dramatic columns and a definitive style.

The recent sale of this 3 bedroom townhome set the all time record for this townhome community in Old Torrance.  The $1,260,000 price eclipsed the previous record sale of $1,258,000 which was set in 2023.

The home was listed at $1,240,000 and went into escrow after only 4 days on market.
