What a year it was for the real estate market in Torrance CA. There were 1148 on MLS home sales and closed escrows during the year. The average “list” price was $1,032000 and the average “sold” price was an impressive $932,000. Those numbers are a bit deceiving as there were a few ultra expensive homes that sold during the year and they sold dramatically below the list price which skewed the numbers just a bit. Average price per foot was $636 and the average days on market was a brief 16 before going into pending status.
September Top Sale of the Month in Torrance Was in Southwood
The highest priced closed home sale in Torrance during the month of September was located at 5531 Laurette which closed escrow at $1,885,000. It was located in the neighborhood of Southwood which is the area between West Torrance and South Torrance. Usually the highest priced sales are either in South Torrance or the ocean view homes in the Hollywood Riviera so this was a bit unusual. The home was a nicely remodeled 5 bedroom 5 bath single family home with a little over 4,000 square feet. What made it more special was the massive (for South Bay standards) 16,000+ foot lot that backed up to Wilderness Park. Riviera Village – Charming Dining and Shopping are in the Hollywood Riviera

The Highest and Lowest Priced Homes in Torrance CA

Torrance is a diverse community and home prices can certainly reflect that. From multi million dollar homes along the bluff in the Hollywood Riviera, to the neighborhoods near the 110 Freeway, neighborhoods and home prices vary considerably.
Topping out the market at the moment is the home at 326 Calle De Arboles in the Hollywood Riviera. The home is priced at $2,098,000 with 3,251 square feet and has been on the market almost 2 months as of this posting. While the homes in the Hollywood Riviera are often Redondo Beach mailing addresses and zip codes, the homes are actually located in Torrance with award winning Torrance schools and services.
On the other side of the spectrum is the one bedroom condo located at 941 W Carson. It’s listed at $205,000 and is a short sale property. This section of Torrance is known as county strip. Very much the opposite of the Hollywood Riviera this section of Torrance is actually not part of Torrance proper and is serviced by LA Unified Schools and LA City services. As the schools are not at the same level (in most cases) as the Torrance Unified schools, values are always lower in this area.
