June real estate – See the homes that sold in Torrance
June 2022 home sales in Torrance was a huge month for both the number of homes that sold and the prices that they sold for. There were 111 homes that closed escrow during the month. That was a really solid month and was up slightly from the 109 homes that sold in May.
The average “list” price for the homes that sold during May was a very impressive $1,013,623 with the average sold price at $1,063,298 meaning that homes generally sold well over the initial asking price.

The highest price home sale of the month was for an oceanfront single family home in the Hollywood Riviera at 517 Paseo De La Playa that closed at an impressive $7,050,000.

What a year it was for the real estate market in Torrance CA. There were 1148 on MLS home sales and closed escrows during the year. The average “list” price was $1,032000 and the average “sold” price was an impressive $932,000. Those numbers are a bit deceiving as there were a few ultra expensive homes that sold during the year and they sold dramatically below the list price which skewed the numbers just a bit. Average price per foot was $636 and the average days on market was a brief 16 before going into pending status.
The highest price home sale of the month in Torrance was a spacious single family residence in the Hollywood Riviera with a bonus studio (supposedly built originally for a famous bank to rehearse and record). The home offered 4 bedrooms and 2 and 1/2 baths. It was spacious but definitely dated and needing a lot of work to make it a higher end property. The home was listed for $2,195,000 and closed escrow at $2,095,000.

We’ve posted about this home in the past but the price at the time kept it from selling and now it’s back in a very unusual and rare “auction”. This historic house has now been relisted and looks incredible. The historic Clifford Reid house at 124 Via Monte Doro is a truly remarkable home evoking the earliest days of this great neighborhood and it embodies the glamour of “Hollywood” at the time which was partially responsible for the name of the area itself. It was built in 1928 by Clifford Reid, the visionary developer of the Hollywood Rivera. After a trip to the Italian Riviera he felt that this area of the South Bay had a similar look and feel and he envisioned an area with the surrounding beauty of the riviera with the glitz and glamour of Hollywood.
The first house built was his personal residence and showpiece which is now known as the Clifford Reid house. The home sits on a 22,000 foot lot making for a spacious estate with incredible outdoor areas. Over the years it was lovingly restored and masterfully recreated combining old world craftsmanship with todays modern features. In most months the highest priced home sale or sales are in the Hollywood Riviera neighborhood. While the area has a Redondo Beach mailing address it’s actually located in the city of Torrance.
There were 8 on market property sales and the homes that sold had a median “asking” price of $1,447,000 with a median “sold” price of $1,500,000 indicating a very favorable market for sellers. The average price per foot was $729 and the homes averaged 24 days on the market.
