June 2026 Real Estate Recap for Torrance CA

Things were BUSY in May for the Torrance real estate market with an impressive 100 homes selling…..which was a bit higher than previous months.

The average “list” price of the homes that sold was $1,156,970 with the average sold price at $1,169,074 which means that homes sold over list price or 101.1% of the list price which indicates a strong sellers market. The average price was a slight drop from $1,230,061 in May but up slightly from $1,127,835 in April and up significantly from $1,069,997 in March.

The average dollar per square foot for the homes that sold was $756. The averaged days on market, or DOM, was a very brief 35 days before going into escrow.

The average dollar per square foot for the homes that sold was $743 which was also pretty normal for recent months. Days on market, or DOM, was a brief 38 days before going into escrow.

While Old Town Torrance has it’s share of historic homes, most are smaller craftsman homes built in the early 1900s. This one is a rarity as this historic home is a colonial revival mansion with dramatic columns and a definitive style.

The home consists of a 4 bedroom main home along with “guest quarters” attached to the garage. It’s unclear if this home is designated a historic home under the Mills Act.

Highest Priced Home We’ve Ever Seen in Central Torrance

There is definitely some optimism from sellers in this part of Torrance as another record setting listing just hit the market. We thought that the list price of $2,275,000 for 23313 Almarosa in Marble Estates was pretty bold but that was nothing compared to 1509 Elm in central Torrance listing at almost $3,000,000!

This price would FAR EXCEED any past sale in this general area of Torrance and would be the highest priced home ever. The current record is $2,498,888 for an almost 5,000 square foot Mediterranean inspired home at 2619 West 232nd Street which sold in 2022.

The property actually consists of a main home and an ADU in the rear. The main home features 4 bedrooms and 4.5 bath and has been extensively updated and reimagined. The property also features a detached 997 square foot ADU with 2 bedrooms and 2 bathrooms as well as it’s own covered patio.

In our opinion it’s a very interesting opportunity but we don’t believe homes in this neighborhood anywhere near support this price so we’ll keep an eye on this one.
