Real Estate Recap – Hollywood Riviera Home Sales and Prices in 2023

It was another incredible year for home sales and home prices in the coastal community of the Hollywood Riviera in the South Bay. Paseo De La Playa homes While the number of homes that sold was on the slower side a few of the months there were still 77 sold homes and closed escrows during 2023.

The average “list” price for the year was $2,176,897 with an average sales price of $2,178,889.  The median list price was $1,649,000 with a median sold price of $1,680,000 so for the year homes sold over the list price which wasn’t surprising.

The top home sales of the year, by an almost $10,000,000 margin was the oceanfront estate at 417 Paseo De La Playa which sold at $17,000,000.

The highest price home sale of the month in Torrance was a spacious single family residence in the Hollywood Riviera with a bonus studio (supposedly built originally for a famous bank to rehearse and record).  The home offered 4 bedrooms and 2 and 1/2 baths.  It was spacious but definitely dated and needing a lot of work to make it a higher end property.  The home was listed for $2,195,000 and closed escrow at $2,095,000.

Historic Clifford Reid House Hits the Market Once Again in the Hollywood Riviera

We’ve posted about this home in the past but the price at the time kept it from selling and now it’s back in a very unusual and rare “auction”. This historic house has now been relisted and looks incredible.  The historic Clifford Reid house at 124 Via Monte Doro  is a truly remarkable home evoking the earliest days of this great neighborhood and it embodies the glamour of “Hollywood” at the time which was partially responsible for the name of the area itself.  It was built in 1928 by Clifford Reid, the visionary developer of the Hollywood Rivera.  After a trip to the Italian Riviera he felt that this area of the South Bay had a similar look and feel and he envisioned an area with the surrounding beauty of the riviera with the glitz and glamour of Hollywood.
