Back To Triple Digits! – 102 Torrance Homes Sold in August

102 Home Sales in Torrance in August at an Average Price of over $1.0M!Staged bedroom in Torrance CA

August was a fantastic month for both the number of homes that sold and the prices that they sold for.  There were 102 on market home sales compared with a very solid 87 in July and 89 in June.

According to Torrance real estate specialist Keith Kyle with Vista Sotheby’s, this was the biggest month for the number of closed escrows since July of 2022.

The average “asking” price  was a very impressive $1,016,187 with the average sold price at $1,043,586 meaning that homes generally sold well above the asking price.

The average dollar per square foot for the homes that sold in August was $685 and the average days on market was an EXTREMELY brief 23 before going into pending status. Median days on market were only 11!

We recently posted about how surprised we were that another condo in Windemere sold so quickly (challenging with a tenant in place whose lease ended in Feb 2024), it’s nice to see another hit the market today.

This Windemere condo has been extensively remodeled and features an open layout with 2 bedrooms plus a loft and almost 2,000 square feet.   One of the more appealing features is that it has dual suites…one on the first level and one on the second meaning stairs aren’t required to access on of the bedrooms suites.

Windemere on the Green is a great gated community in Torrance and offers some beauiful grounds with a fantastic pool and spa deck in a friendly community.  Windemere is one of the larger gated complexes of Plaza Del Amo with almost 400 condos and townhomes.

Wow! 8 Homes Sell in New Horizons 55+ Condos in June!

We don’t really know how or why but it was apparently the month of “New Horizons” in June. From January until May 31st there were 7 totalNew Horizons 55+ homes and condos sales in the community. June 2023 saw 8 condos close escrow. Unbelievable.

New Horizons is one of the most affordable communities in all of Torrance. Homes are nice but a bit older, and as the community is limited to senior home buyers over 55 the buyer pool is dramatically lessened.
