2021 Year in Review – See the Homes that Sold in South Torrance 90505

What a year it was for home sales and home prices in the neighborhood of south Torrance 90505.  There were 94 on MLS homes that sold during 2o21.  The average “list” price was $1,178,161 with the average “sold price at $1,255,610 meaning that homes generally sold WAY WAY over the asking price. The average price per foot was $740 with the average days on market only 22 before going into pending status.   See the 2021 home sales in other Torrance neighborhoods.

December Real Estate Market Recap – Torrance Home Sales by The Numbers

Welcome to the real estate market recap for home sales in and throughout Torrance CA in December 2021.  There was a slight slowdown in home sales this year primarily due to the lack of active homes for sale in November.  Overall there were 111 closed home sales in December 2021 compared with 123 in December of 2020.  The median sales price was $900,000 for the homes, townhomes and condos that closed during the month.  Homes averaged a very short 15 days on market before going into escrow.

Homes We Like – 2400 Nearcliff in the Victoria Knolls Neighborhood of Torrance

One of our favorite neighborhoods in all of Torrance is also the least know by most.  The neighborhood of Victoria Knolls sits on the side of the hill on the Palos Verdes peninsula and feels far removed from the “flat land” of the rest of Torrance.  It’s a bit out of the way which is good and bad….as it’s does add to drive time for commuters.  The home has been nicely remodeled and has some great city views from the front yard and front of the home.

Active Home Listings in Torrance Reaching a Mulit Year Low

As of 11/20 there are 58 homes “active” on the MLS meaning currently for sale and not in escrow.   Other than April of this year, this is the lowest number of available homes we’ve seen in years.  This low housing inventory will certainly make a difficult real estate market for home buyers even more difficult.
