Torrance Real Estate Market Report for July 2025Chatelaine townhomes at Plaza Del Amo Torrance

Torrance bucked the trend as it was one of the only South Bay cities that saw a month over month increase in the number of homes that sold from May.  There were 92 closed escrows in July compared to 84 in June.

Search the current homes for sale in Torrance

Prices were also impressive.  The average “list” price of the homes that sold  was $1,213,507 with the average sold price at $1,206,739 compared with $1,242,082 in June,  $1,118,059 in May, and  $1,172,547 in April.

The average dollar per square foot for the homes that sold was $742c ompared to $772 in June.  Days on market, or DOM, was a respectable 33 before going into escrow.

150 Active Homes for Sale in Torrance the Most Since 2022

As of 5/15 there are 150 homes for sale in Torrance CA.  That is the highest number of homes on the market since June of 2022.  The number of sales is down a bit and now that we’re heading into the summer selling season we’ll have to see where the market trends.  Will the rise in inventory finally turn the tide on the lengthy “sellers” market or just a temporary rise in inventory?  We’ll have to wait and see.

February Home Sales and Prices in Torrance

See the February home sales and prices in Torrance California.  It was another slower month for home sales and home prices in Torrance CATorrance homes for sale during February.  We saw 76 on MLS closed home sales which was a big drop from December in which there were 111 sold homes but a slight uptick from the 73 closed sales in January.

The average “list” price for the homes that sold during February was $915,432 with the average sold price at $965,931 meaning that homes generally sold WAY over the asking price.

The average price per foot for the month was $707. The average days on market was a very short 16 with the median days on market an amazing 8 before going into pending status.  See how that compares with other months on our Torrance real estate trends and statistics page.

Many Torrance CA buyers are concerned with interest rates rising with the Fed making it clear that rates will slowly increats.  That’s certainly a valid concern for potential Torrance homebuyers as a higher interest rate means a higher monthly payment which most often means a lower priced home.  Taken in historical standpoint the current rates are dramatically lower than at just about any other time.  The chart below shows the interest rate on conventional and conforming 30 year fixed rate mortgages.  As we’ll see we’ve basically seen rates drop consistently since the high water mark of 16.3% in 1981.  It certainly makes todays current rate in the mid 4% range seem pretty enticing.

Will Overpricing Help Slow the Market Down?

I’ve noticed an early January trend in some of the local markets as many homes now seem to be listed at prices that recent sales just don’t seem to justify. Will this overpricing help slow the market down a little as we’re starting to see some homes sit on the market and even eventual price reductions.

We’ve seen the market increase in value dramatically in the past 12 months with values generally rising each month but since late November we seem to be seeing more homes priced well above the current market and well above the pricing trend. Only time will tell what 2014 has in store in the Beach Cities real estate market but as perception is such a real part of real estate, buyers now seeing homes sit on the market without selling may mark the beginning of a slow down.
