The latest home to hit the market in the gated communities of Plaza Del Amo is a nicely maintained and updated 2 bedroom townhome in Springwood.  The home is priced at $859,900 which appears to be appropriate based on the most recentt sales in the gated community.

The home is listed by Lisa Levin of Vista Sotheby’s International Realty.

2931 Plaza Del Amo unit #88 offers 1,361 square feet on two levels with a traditional floorplan with both bedrooms up including the primary suite.  The lower level features an a bright and open living area, fireplace and direct access to the patio through the sliders.   The home appears to be updated from the description but as of the list date there are no photos of the interior.

The complex offers a nice pool deck and HOA fees are still fairly low compared to some other nearby communities.

The townhome last sold in 2019 for $682,500.

57 Torrance Homes Sell in February at $1,150,939 Average

Torrance Real Estate Market Report for February 2025Hollywood Riviera homes for sale

As expected things picked up a bit in terms of the number of homes that sold in Torrance.  There were 57 on market home sales in February 2025 compared with 52 in January.  That said the market is far from the high water days of over 100 sales in summer months.

The average “list” price of the homes that sold  was $1,140,293 with the average sold price at $1,150,939.

The average dollar per square foot for the homes that sold was $766 which was a bit below December’s average but higher tthan November.  Days on market, or DOM, was a brief 35 before selling.

The highest price of the month was $1,740,000 (not including the homes in the Hollywood Riviera with a Redondo mailing address) for a home in old Torrance at 2421 Santa Cruz Court.  It’s pretty rare for the top home to be outside of south Torrance.

One of the latest listings in Torrance is located in the senior condo buildings of Village Court.  This is a well located top floor unit with west facing views so it offers some great neighborhood and pool views and catches the beach breezes.

Nice Day If You’re Looking for a 55+ Senior Condo

The real estate market has been great lately with quite a few new listings every day. Today was a good day if you’re looking for a 55+ seniorVillage Court 55+ Pool Area Torrance condo in Torrance or Redondo Beach with 3 new listings just today.  See all of the 55+ senior condos currently for sale in Torrance and Redondo Beach. Here’s what hit the market.

  • 21345 Hawthorne Boulevard Unit#311 is a 2 bedroom condo in the very nice complex of Village Court.  Despite the address showing Hawthorne Blvd….it’s not really on (or even particularly close to) Hawthorne Blvd so it’s a nice and updated community with some great amenities including pool and spa, billiards table, library, gym and more.  The HOA fees are the highest of the three at approximately $519.  This lovely condo is for 55 and over and is priced at $675,000
  • 2750 Artesia Boulevard Unit#439 is a 2 bedroom condo in Breakwater Village in Redondo Beach.  This is slightly newer than the condo above as Breakwater Village was built in 2007 so it also has a more updated feel.  Built by the same builder the complex features a pool, outdoor seating and tables, gym and more.  HOA dues are approximately $382.  This 910 foot condo is listed for $649,000
  • 3550 Torrance Boulevard Unit#313 is a studio condo in the Gables building on Torrance Blvd.  The Gables was built in 2006 so condos are nice and modern, but the building doesn’t quite have the same amenities as the other 2.  Parking is also not covered for many of the spots unlike the other two.  The monthly HOA is around $418.  The 490 square foot studio condo is listed for $398,000
