Torrance Recap – January Real Estate Market By the Numbers

Let’s take a quick look at the Torrance real estate market for the month of January 2022.

It was definitely a slower month in terms of homesNorth Torrance homes for sale that closed escrow with only 75 on market home sales.  This was not unexpected as the number of homes that went pending in December was very low.  It was not an indication that the market is slowing at all and actually was due to the record low inventory of homes for sale towards the end of 2021.  The median sales price was $915,000 and homes averaged a very brief 20 days before going into pending status.  See how this compares with other months on our Torrance real estate market trends and statistics area.

What a month it was for home sales and home prices in Torrance CA.  December 2021 saw 111 on MLS closed home sales which was a big month.  The average “list” price was $929,840 with the average sold price at $968,112 meaning that homes generally sold WAY over the asking price. The average price per foot for the month was $646. Welcome to the real estate market recap for home sales in and throughout Torrance CA in December 2021.  There was a slight slowdown in home sales this year primarily due to the lack of active homes for sale in November.  Overall there were 111 closed home sales in December 2021 compared with 123 in December of 2020.  The median sales price was $900,000 for the homes, townhomes and condos that closed during the month.  Homes averaged a very short 15 days on market before going into escrow.

Homes we like – 2707 Grand Summit Hits the Market for $1,325,000

One of our favorite neighborhoods in Torrance and the South Bay is a small pocket known as Victoria Knolls…..and it’s a bit of a secret.  As it’s on the hillside of the PV peninsula it’s quite different from the “flatlands” below.  As there’s only one real road in or out it’s a quiet little neighborhood and given the hillside location homes often have great city views.

The latest addition to the Torrance real estate market is a 4 bed, 3 bath single family  home located at 2707 Grand Summit and priced at $1,325,000.  It’s in very nice condition and has almost 2,100 square feet with some really nice views so we don’t envision this one lasting too long.
