Homes we like – 2707 Grand Summit Hits the Market for $1,325,000

One of our favorite neighborhoods in Torrance and the South Bay is a small pocket known as Victoria Knolls…..and it’s a bit of a secret.  As it’s on the hillside of the PV peninsula it’s quite different from the “flatlands” below.  As there’s only one real road in or out it’s a quiet little neighborhood and given the hillside location homes often have great city views.

The latest addition to the Torrance real estate market is a 4 bed, 3 bath single family  home located at 2707 Grand Summit and priced at $1,325,000.  It’s in very nice condition and has almost 2,100 square feet with some really nice views so we don’t envision this one lasting too long.

Old Town Torrance Real Estate – 2021 Year in Review

Take a look at the Old Torrance real estate market in 2021Craftsman homes in Old Torrance 90501

One of our favorite areas is old Torrance due to it’s old school downtown area and the many historic craftsman homes lining the streets.    2021 was a great year for home sales and prices in this historic neighborhood with 130 homes selling in this fantastic neighborhood.  The average list price for the year was$5751,000 with the average sold price being $769,000 meaning that in general homes sold well over what they were listed for.  The market clearly benefited sellers.  Homes averaged only 17 days on the market before going into escrow.

Welcome to the 2021 real estate recap for the Torrance community of Southwood. Southwood is a small neighborhood setWelcome home doorway between South Torrance and West Torrance. It consists mostly of single family residential streets with a few exceptions.

It was a great year in real estate with 68 on market (MLS) home, townhome and condo sales during the year.  The average list price was $1,107,000 with the average sold price at $1,175,000 meaning homes generally sold WAY over the asking price.  Homes averaged only 17 days on the market before going into escrow.  The 5 lowest priced home sales were all in the 55+ senior condo complex of Village Court at 21345 Hawthorne Blvd.

51 Active Homes for Sale in Torrance the Lowest in Over a Decade

It’s been clear for months that the inventory of “active” listings in the South Bay and Torrance has slowly been declining.  Each month both closed home sales and new escrows are at peak numbers but “new” listings just can’t keep up with the seemingly never ending demand.
As of 11/25 there are only 51 active listings on the MLS in all of Torrance which is pretty amazing.  Last October there were 88 homes for sale which was historically lower than normal.  This is definitely not good news for Torrance home buyers and is certainly not going to help with the housing crunch and unceasing demand.  See the Torrance real estate trends over the past 15 months to see just how low that is in comparison.
