Active Home Listings in Torrance Reaching a Mulit Year Low

As of 11/20 there are 58 homes “active” on the MLS meaning currently for sale and not in escrow.   Other than April of this year, this is the lowest number of available homes we’ve seen in years.  This low housing inventory will certainly make a difficult real estate market for home buyers even more difficult.

October 2021 is a Seller’s market*

Homes For Sale in October 2021: 59 units.
• Down 21.3% compared to last month
• Down 42.7% compared to last year

Homes Closed in October 2021: 112 units.
• Down 23.3% compared to last month
• Down 7.4% compared to last year

Home Placed under Contract in October 2021: 122 units.
• Up 3.4% compared to last month
• Up 7% compared to last year

Top Torrance Home Sale of August – 5109 Bindewald

The big sale of the month in Torrance was a very large single family home in South Torrance in the Seaside (Christmas Lights)

neighborhood.  The home was built in 1998 and offered almost 3,000 square feet with 4 bedrooms and 3 baths.  The lot was over 8,000 square feet although much was on a hillside.  The home was listed at $1,848,000 and sold for an impressive $2,130,000 after only a few days on the market.

Torrance Real Estate Recap – May 2021 Overview

What a month it was for real estate in Torrance CA with 117 homes, townhomes and condos closing escrow compared to only 48 in May of 2020.  Another 116 went into escrow during the month and these are huge numbers.  The only problem is that inventory isn’t keeping up and new active listings was way down with only 68 active listings.  The median sold price was an impressive $899,000 and sold homes averaged only 17 days on market before going into escrow.  See how it compares with other months on our Torrance real estate trends and statistice page.  Click here to view the homes that sold during the month.

What are the Latest Real Estate Trends in Torrance?

The story of the current market is that lots of homes are selling for big numbers but the inventory of active listings just aren’t keeping pace with the number of sales.  Without question it’s most definitely a seller’s market.

The chart below shows the number of active listings (light green) sold homes (dark green) and pending home sales (red line)  The increase in pending and sold homes is not tracked by any increase in new listings which has held steady.

The chart below shows the average price per square foot. Square footage in the South Bay often doesn’t mean as much as in other markets as values can vary so dramatically due to things such as proximity to the beach, views, specific neighborhoods.

The chart below shows the average days on market per month as well as the % of list price that homes sold at.  A high % indicates a sellers market as home sell at, or above list price.

The chart below shows the average price for listed home sales in relation to the average price for sold homes.

The chart below indicates the months of home inventory based on closed home sales.  Buyer’s market: more than 6 months of inventory  Seller’s market: less than 3 months of inventory  Neutral market: 3 – 6 months of  inventory
