Real Estate Recap – Home Sales and Home Prices for September
September real estate was a slower month for both the number of homes that sold and the prices that they sold for. There were 86 homes that closed escrow during the month which was only slightly lower than August but really down from the 112 homes that sold in July.
The average “list” price for the homes that sold during September was a very impressive $1,006,455 with the average sold price at $1,005,076 meaning that homes generally slightly below full price for the 2nd month in a row.

WOW….. Home In Old Torrance Sells for $305K Over the List Price
If this isnt an indication of just how strong the real estate market has been….we don’t know what is. 1226 Beech Ave was a single family home in Old Torrance that sold for $305k over the list price this past month. The top sale of the month was a historic 1930 Spanish style home with an 2 bedroom + office ADU on one of old Torrance’s great tree lined streets. This one was a testament to a hot market as they were originally priced on the lower end but still appropriate…..despite that the home sold for $305,000 over list price. The home was very well maintained and upgraded but it was by no means newer construction and this is a huge price for Old Torrance. Congrats to the sellers and good job by the listing agents!
