The Highest Priced Sale in Torrance for August – 5404 Reese Road

Setting the high water market for the month was the home in South Torrance at 5404 Reese Road. This is the Seaside Ranchos neighborhood also known as the Christmas Lights are.  This was a beautiful home on a large lot allowing for just about everything….great square footage with 5 bedrooms while still allowing for both a sizable yard and swimming pool.  See the other Torrance CA homes that sold in August.

Torrance Oceanfront Home at 529 Paseo De La Playa Sells for $5,650,000

While the homes in the Hollywood Riviera have a Redondo Beach mailing address they’re actually residing in the city of Torrance….which means Torrance has beachfront homes (and a beach….but that’s another topic)

One notable sale was the oceanfront home located at 529 Paseo De La Playa. This oceanfront “project” home just closed escrow at $5,650,000 and has all the makings of a real legacy type property.  It’s likely to get a major overhaul but it’s a special property for sure.

The two story single family home  was a very clean but still fairly original with popcorn ceiling, wood paneling and more.  It had clearly been well maintained and had a great, and fairly rare flat yard overlooking the ocean and they had recently done a major project to shore up the hill and had created a trail to the beach which is no small task and approval from the California Coastal Commission can take years and years if approved at all.

What’s Happening With the Torrance Real Estate Market?

Pending home sales just keep going up which means that the closed sales will follow the same trend line.  July was the 4th straight month that the number of pending homes sales increased.  July saw 132 pending home sales which was the highest number since August of 2019 that saw the same number.

July Home Sales and House Prices in Torrance

July was a nice rebound month in terms of the number of homes that sold in Torrance with 106 homes closing escrow during the month.  That’s a massive jump compared with may in which only 46 homes sold due to the uncertainty of the coronavirus situation.  The median “list” price was $875,000 with the median “sold” price at $866,000 meaning that most homes sold very close to full asking price. The median price per foot was $535.77.

Community Spotlight – SummerWind in the Plaza Del Amo area of Torrance

Welcome to the gated community of SummerWind in the heart of Torrance  Summerwind townhomes Torrance

SummerWind is the largest of the gated communities in the Plaza Del Amo area of Torrance.  This beautiful complex offers 508 individually owned townhome style attached units. Homes range between two bedroom/two bath home with between approximately 1,088 and 1,273 square feet and three bedroom/three bath units around 1,404 square feet (there are a very limited number of larger homes with approx 1,560 square feet.  All of the homes offer 2 gar garages and laundry areas or rooms.

The community has a great look and feel with tree lined streets, water features, park areas scattered throughout and a good amount of space to roam around without ever leaving the complex.  Although it was built in the late 80s, many of the units have been extensively updated and upgraded and look and feel much newer.

The communty offers an abundance of amenities including three recreation areas each with a pool and spa, community clubhouse, onsite manager, well maintained landscaping, and a playground area for the little ones and plenty of areas to walk the dogs or just sit in the sunshine.

As with all of the communities of Plaza Del Amo, Summer Wind is just a short distance to the newly rebuilt Del Amo fashion mall, Wilson Park with 2 farmers markets a week, The South Bay Galleria, shopping, dining, entertainment and more.

HOA dues are on the high side for the area at approximately $499** as of 7/28/24

Q2 Market Stats – Torrance Real Estate At a Glance

Take a quick glance at the real estate stats for the 2nd quarter in Torrance.  In Q2 there were 225 sales which was considerably lower than the 325 in the same span during 2019.  The other numbers were impressive however….the median sales price for closed homes was $822,000 and days on market was only 26.
