There is definitely some optimism from sellers in this part of Torrance as another record setting listing just hit the market.  We thought that the list price of $2,275,000 for 23313 Almarosa in Marble Estates was pretty bold but that was nothing compared to 1509 Elm in central Torrance listing at almost $3,000,000!

This price would FAR EXCEED any past sale in this general area of Torrance and would be the highest priced home ever.  The current record is $2,498,888 for an almost 5,000 square foot Mediterranean inspired home at 2619 West 232nd Street which sold in 2022.

1509 Elm Avenue is listed by Steven Mansour of WestCoast Realty & Management .

The property actually consists of a main home and an ADU in the rear.  The main home features 4 bedrooms and 4.5 bath and has been extensively updated and reimagined.  The property also features a detached 997 square foot ADU with 2 bedrooms and 2 bathrooms as well as it’s own covered patio.

In our opinion it’s a very interesting opportunity but we don’t believe homes in this neighborhood anywhere near support this price so we’ll keep an eye on this one.

Unfortunately there are currently no photos of the interior spaces but the listing details state that the home is well maintained so we’re assuming it’s in good condition.

The community is well located in the heart of the Plaza Del Amo and central Torrance neighborhoods and just a minute or 2 from Wilson Park and weekly farmers markets with seemingly endless areas nearby for shopping, dining and outdoor activities.  The home resides in the highly regarded Torrance School District.

The gated community of The Breakers offers a nice pool deck and spa, BBQ area and small grassy park area. HOA fees are very low at only $225 a month (as of 2/22/26) , due, in large part to all of the homes being freestanding so no shared walls.

Torrance Real Estate Market Report for November 2025Torrance duplexes for sale

Welcome to the real estate market recap for home sales and home prices in Torrance CA last month.  It was a bit of a slower month with 68 homes sold at average price of $1,027,329 .  That was well down from the 96 homes that closed escrow in both October and September.

Search the current homes for sale in Torrance

The average “list” price of the homes that sold  was $1,027,329 with the average sold price at $1,024,030  which was a healthy drop from$1,116,238 in October and even more from  $1,187,943 in September.

The average dollar per square foot for the homes that sold was $701 compared to $733 in October and $762 in September.  Days on market, or DOM, was a brief 36 days before going into escrow.
