The chart below shows the recent history of the number of active listings, pending home sales and closed escrows. The higher ratio of active to sold/pending listings shows a buyers market while lower inventory shows a sellers market.

The chart below shows the average price per square foot in North Torrance West. This includes all types of homes including condos, townhomes and single family homes

The chart below shows the percentage of sold price / list price at which an equal number of properties are sold above, equal or below the list price and it indicates how long it has taken to sell those properties.

Torrance Recap – April 2020 Home Sales & Prices in Torrance

April was still a fairly active month for the Torrance CA real estate market. There were 81 home sales for the month which was well below theTorrance townhomes for sale - 18309 Amie Ave Torrance 99 sold homes from this time a year ago.  The median list price for the homes that sold was $789,000 with the median “sold” price of
$779,000 indicating a strong seller’s market. Average price per foot for the month was $515.

Oceanfront Home in the Hollywood Riviera – A+++ Location

Beachfront homes in the Hollywood Riviera don’t come along all that often. If you’re looking for something out of the ordinary, 505 Paseo De La Playa might be the home and location for you.  The home is listed at $5,500,000 this is a 4 bedroom (one bedroom downstairs and 3 upstairs), 3 bath home with just under 3,200 square feet.  Offering really large (by South Bay standards) lots that extend all the way from Paseo De La Playa to the sands of Torrance Beach they are very unlike the beachfront homes of the Manhattan Beach Strand and Hermosa Strand,    It’s rare to see one of these incredible oceanfront homes hit the market and this is no exception.  Built in 1962 it’s an older home that feels pretty dated and will likely get/need quite a bit of work to become a luxury home,  but as they say in real estate, “location, location, location”.

Big Jump In Pending Home Sales for Torrance

Although this is likely to change given the challenges of Covid 19 and it’s impact on local real estate, the beginning of 2020 has seen a big jump in pending home sales in Torrance.  December of 2019 saw a multi year low, due primarily to the very low number of available homes for sale.  That has changed dramatically since the new year, however…..pending homes sales have gone from 49 in December to,  83 in January to 124 in February (March numbers should be coming soon).
