After a few very slow months the real estate market in Torrance CA definitely picked up some steam. There were 72 closed home sales during April 2023 which was down a bit from 80 in March but still a much stronger month than January and February.
The average “asking” price was a very impressive $986,920 with the average sold price at $997,355 meaning that homes generally sold above full price.
The average dollar per square foot for the homes that sold in March was $676 and the average days on market was a very brief 27 before going into pending status.

The highest priced home sale in Torrance during April was a big home with some views. It was a fairly unusual home that was relatively new but felt a bit dated. Having said that the home offered almost 4,000 square feet and sat perched on the rise featuring views in several different directions. The home had great outdoor space with almost 1200 feet of patio and lanai. Views ranged from downtown LA to the harbor to even a slight ocean view.

The highest priced home sale in Torrance during March was, surprisingly, not in the Hollywood Riviera or south Torrance. The top sale of the month was a remodeled single family home in west Torrance that was listed for $1,750,000 and sold for a very impressive $1,800,000.
The home was built in 1978 and the exterior pretty much looked like a 1978 house. Looks can be deceiving however and the interior spaces had been extensively remodeled with a clean coastal look. Muted colors, beautiful wood flooring and open spaces.
The home sat on a large 7,500+ corner lot and had a very nice sized backyard area.

After a few very slow months the real estate market in Torrance CA definitely picked up some steam. There were 80 closed home sales during March 2023 which was a pretty drastic improvement from 52 in February and only 46 in January. Both of those months were historic lows over the past 10+ years.
The average “asking” price was a very impressive $989,837 with the average sold price at $999,779 meaning that homes generally sold above full price for the first time in a few months.
The average dollar per square foot for the homes that sold in March was $703 and the average days on market was 43 before going into pending status. Median days on market was a very brief 15.

There are many great housing options in the South Bay and Torrance has an abundance of single family homes for sale. As the largest city in the South Bay, Torrance stretches all the way from the ocean (near Paseo De La Playa in the Hollywood Riviera) to east of the 110 Freeway. As the overall size is so extensive, so are the neighborhoods and price ranges vary considerably.
