An Abundance of New Torrance Townhome Listings on Plaza Del Amo

January 23, 2015 by Keith Kyle

By Keith Kyle

One of the most affordable ways of owning a larger home in one of Torrance’s best neighborhoods may be the condos, homes and townhomes in the Plaza Del Amo area of Central Torrance.  There are a number of complexes each with a somewhat different feel and set of amenities, but all are centrally located and offer great square footage at reasonable prices.  The gated communities include Springwood, Windsong, Windmere, Summerwind and more.  Recently there have been a number of new listings in the various Plaza Del Amo complexes.  Click to see the current homes for sale in the Plaza Del Amo area

Current Torrance CA Foreclosures and Short Sales

January 20, 2015 by Keith Kyle

Updated January 20th, 2015

While the number of distressed home sales in Torrance has dropped considerably in the past 2 years there are still a number of homes for sale at some stage of the foreclosure process.  Although these homes are not quite the bargains they were there are some homes that are still priced below market value due to the extra work and patience required by the home buyers.  The process has certainly gotten streamlined by the banks but they are still not as straightforward as traditional sales.

Flipped Homes Becoming Commonplace in North Torrance

January 5, 2015 by Keith Kyle

By Keith Kyle

You don’t have to look far to see that investor owned “flipped” houses are a significant portion of the active home listings in North Torrance. Investors have long sought out homes in this area as many homes, most built post WWII in the late 1940’s and 1950’s, have not been updated in any significant way but are usually well built and structurally in good shape. Those factors, along with great schools and highly sought after neighborhoods, have made North Torrance a fairly ideal market with low inventory and prices on the rise since early 2013. Gone are the days of distressed sales and short sales, so the margins have grown much tighter but given the demand, expect to see an abundance of remodel and flipped property in 2015.  Below are just a few of the recent flips but there are certainly others and will be more coming to the market.   Contact us about any of these homes, to find out about upcoming remodels or to look for potential investment/”as is” opportunities.

Torrance Sees Gain in Home Prices for November 2014

January 5, 2015 by Keith Kyle

It’s clear that the real estate market slowdown for the holidays didn’t start in November.  At least not for the number of home sales and home prices in Torrance CA.  Torrance posted another strong month with 99 sold homes at a median price of $575,000.  To see the homes that sold in November visit our South Bay monthly home sales site.

Staging and Photography Make a Huge Difference When Selling a Home

October 25, 2014 by Keith Kyle

It always surprises me just how little effort and expertise goes into prepping and presenting homes for sale.  The way a home is presented in marketing and advertising can mean the difference between getting an offer or sitting on the market and can mean 10’s of thousands of dollars to a home seller.

Photo-comparison

Above is a great example that I came across the other day while searching listings.  These pictures of one bedroom condos for sale in The Village of Redondo Beach make a great impact as they are generally the same room, floorplan and angle.  Honestly which would you be more inclined to see and visit?  Both properties were vacant but the home on the left was staged and professional photographer used.  It simply looks brighter and more inviting and a buyer would be far more likely to want to take a look and tour the home.

So why do some sellers choose realtors that put so little effort into selling their Torrance homes?

That’s a great question but there is really no great answer.  Sellers sometimes use a friend of the family, perhaps someone they know, or someone that sends out flyers to the neighborhood.  Regardless of where the realtor comes from it’s astounding that sellers don’t ask how the realtor will prep and market the property.

So what should a Torrance home seller do?

Research….find out which agents are successful selling in the area and find out why.  Then look at past listings to see how the homes look.  It’s no mistake that some agents just have better looking listings.  Some agents simply do more and want every home they sell to look as good as possible.  Ask to see marketing samples and insist on your realtor using a professional photographer as it can make a huge difference.  Sellers have one chance to be a “new listing” and take advantage of the interest and momentum that comes along with that. Would you rather have your home look like the one on the left, or the one on the right.
