A 1,232 Sq Ft SFR + ADU in West Torrance for Almost $2.5M???

Just listed in west Torrance at $2,475,00020929 Annrita Ave Torrance

At first glance we were pretty startled by the price tag of this one.  It’s listed as a single family home with a little over 1,200 square feet.  Listed at $2,475,000 that just didn’t pencil out.   While we still don’t see the price point in this range, it does make a bit more sense when factoring in the brand new ADU that was just added.  It’s basically a second home with 2 bedrooms and 980 square feet.

The home was extensively remodeled with the ADU being new construction so just about everything in the house appears to be new.  It’s definitely an interesting situation as it’s either extended family or someone renting the home in your backyard.  We’ll see how this goes but it’s tough to see this anywhere near this price.  We certainly hope we’re incorrect and will report more if and when it sells.

Top Torrance Home Sale of the Month – Seaside Ranchos Remodel Closes at $2,300,000

The top sale of the month (not including the Hollywood Riviera) in Torrance was an extensively remodeled single family home on large view lot in the Seaside Ranchos area of south Torrance. The home sold WAY over list price. It was originally listed at $1,899,000 and sold for $2,300,000 which is pretty amazing for a home with only 2 bathrooms and less than 2,000 square feet. Having said that it was beautifully remodeled/flipped and the location was tough to beach.

Why You Should Have a Home Inspection – Torrance Real Estate

Whether you’re buying an older home or new construction in the Torrance or the South Bay, a home inspection is an absolute necessity.   A home inspection will assess the building code conformity as well as all the systems and structural components that make up the building, such as:

  • Structural elements, foundation, framing etc
  • Plumbing systems
  • Electrical systems
  • Heating and Cooling systems
  • Roofing
  • Cosmetic condition, paint, siding, etc.
  • General Environmental Issues.

When you’ve decided upon the South Bay home you want to buy and you’re about to sign the Offer To Purchase real estate contract, make sure there is an inspection contingency in that contract allowing you to get your own professional Home Inspection. “Pre-Selling” or “Pre-Listing” inspections are not common, however, in some cases, a savvy seller may have had their own structural inspection done which they usually will provide to a prospective home buyer. If they are wise, they will have arranged to have any discovered problems corrected.

However, I still insist that my buyer clients have his or her own independent inspection done. Normally, upon acceptance of the Offer To Purchase, you will have 17 days to have the inspection completed, analyze the report and respond to the seller. We will be your eyes and ears at the structural inspection should it not be possible for you to be present yourself.

In the event that hidden problems are revealed through the structural inspection process, you may do one of two things:

  1. If the inspection reveals conditions that change your desire to buy the home, you may terminate the purchase agreement by notifying the seller in writing and provide a copy of the inspection report disclosing the problems.
  2. You may submit a list of the problems discovered in the inspection report, known as a request for repair, to the seller and request that the seller make the necessary corrections and repairs before the deal is closed, or adjust the price accordingly.

The Inspection Report

When you interview a home inspector, ask him what type of report format he provides. There are several types of reports used by inspectors, such as computer generated reports, the checklist format and the narrative style report. Some reports are completed and generated on site and some may take up to a week to complete. There are good and bad points to all of these formats.

Make sure that the inspector will take pictures that explain their descriptions and potential problems.

Hire an inspector that gives detailed descriptions of the home and potential problems instead of vauge and easily missinterpreted descriptions.

“Bathroom Shower Enclosure: Condition – Minor wear, heavy wear, damaged, rust stains, or chips in enamel finish. Recommend sealing drain and pan at base of tile.”

As you can see, this narrative description includes a recommendation for repair. Narrative reports without recommendations for repairing deficient items may be difficult to interpret, should your knowledge of construction be limited.

Make sure, if you do not understand something, that you ask questions. Items in the inspection report that are not serious quite often can be interpreted by a nonprofessional to be a major factor. A good home inspector should be able to put things into perspective and answer all your questions. If for some reason a question cannot be answered at the time of the inspection, the inspector should research the question and obtain the answer for you.

Take the time to become familiar with your home inspection report. If the report has a legend, key, symbols or icons, read and understand them thoroughly. The more information provided to you about the property, the easier it will be to understand the overall condition. If possible, try to be present when the inspector is doing the inspection. You do not have to be there during the entire process, but if you can walk through with the inspector at the end so he can show you the findings of the structural inspection, you will learn a great deal about the home you are about to purchase.

Great Opportunity for a Remodel at 19921 Saltee

Update**As of January 25th this home had received 28 offers and were no longer accepting new offers.  This wasn’t surprising given the price being so far below market value for this West Torrance neighborhood.

We haven’t seen a price like this in west Torrance in some time and this one is definitely on the radar for many buyers.  The home needs extensive work but has some great bones and it’s in an ideal location.  The price probably eliminates all but the most daring flippers as it probably needs additional square footage and a master bath, but it seems an ideal fit for the owner user that wants to do the rehab work themselves.  Other than the bathroom… a coat of paint, refinishing of the hardwood floors (from what we could see they were in great shape under the carpet) and lots of cosmetic love would go a very long way in making the home livable.

One challenge is the very odd somewhat enclosed patio leading off of the side and back of the house.  It’s just…well…odd and doesn’t feel like an indoor or outdoor space.  It also wasn’t permitted so the simplest solution is probably a sledgehammer.

Flipped Homes Becoming Commonplace in North Torrance

You don’t have to look far to see that investor owned “flipped” houses are a significant portion of the active home listings in North Torrance. Investors have long sought out homes in this area as many homes, most built post WWII in the late 1940’s and 1950’s, have not been updated in any significant way but are usually well built and structurally in good shape. Those factors, along with great schools and highly sought after neighborhoods, have made North Torrance a fairly ideal market with low inventory and prices on the rise since early 2013. Gone are the days of distressed sales and short sales, so the margins have grown much tighter but given the demand, expect to see an abundance of remodel and flipped property in 2015.  Below are just a few of the recent flips but there are certainly others and will be more coming to the market.   Contact us about any of these homes, to find out about upcoming remodels or to look for potential investment/”as is” opportunities.
