Torrance Real Estate Update for October 2022
The real estate market in Torrance cooled a bit for the number of homes that sold but home prices continued to impress. There were 76 homes that closed escrow during the month which was down from the 86 sales in September. Compared with the peak summer month of 112 homes that sold in July and you can see how slow the market was.
The average “list” price for the homes that sold during October was a very impressive $1,048,419 with the average sold price at $1,045,073 meaning that homes generally slightly below full price for the 2nd month in a row. Both numbers were higher than in September.
The average price per foot for the month was $695 which was slightly higher than in September. The average days on market was a short 25 before going into pending status compared with 19 in the prior month. November 2021 saw an impressive 104 on market home, condo and townhome sales closing during the month. The average “list” price of the homes that closed escrow during the month was $907,023 with the average “sold” price at $940,974 meaning that homes generally sold well above the asking price. Homes averaged a very short 18 days on the market before going into escrow with a median DOM of only 9 days. Median price per foot was $647.
not a holiday slow down! The median “listing” price for the homes that sold was $859,500 with a median sales prices of $876,500 indicating that this is one of the hottest markets in the South Bay and most definitely still a very favorable “sellers market”.
