Torrance Real Estate Update for October 2022
The real estate market in Torrance cooled a bit for the number of homes that sold but home prices continued to impress. There were 76 homes that closed escrow during the month which was down from the 86 sales in September. Compared with the peak summer month of 112 homes that sold in July and you can see how slow the market was.
The average “list” price for the homes that sold during October was a very impressive $1,048,419 with the average sold price at $1,045,073 meaning that homes generally slightly below full price for the 2nd month in a row. Both numbers were higher than in September.
The average price per foot for the month was $695 which was slightly higher than in September. The average days on market was a short 25 before going into pending status compared with 19 in the prior month. September was a slow month for the number of closed home sales in the gated communities of Plaza Del Amo and central Torrance neighborhoods, with only 5 homes sold.
The average “list” price for the homes that sold was a very impressive $914,580 with the average sold price at $918,400 meaning that homes sold close, but slightly higher than full price. This was one of the few cities or neighborhoods in the South Bay that showed homes still selling higher than the list price.
The average days on market for the homes that sold was a very brief 17 and average price per foot for the month was $614.
Of the homes that sold one was in Windemere, one in Summerwind and one in Belmar. The home in Belmar located at 2785 Maricopa Street sold for an impressive $1,275,000.

WOW….. Home In Old Torrance Sells for $305K Over the List Price
If this isnt an indication of just how strong the real estate market has been….we don’t know what is. 1226 Beech Ave was a single family home in Old Torrance that sold for $305k over the list price this past month. The top sale of the month was a historic 1930 Spanish style home with an 2 bedroom + office ADU on one of old Torrance’s great tree lined streets. This one was a testament to a hot market as they were originally priced on the lower end but still appropriate…..despite that the home sold for $305,000 over list price. The home was very well maintained and upgraded but it was by no means newer construction and this is a huge price for Old Torrance. Congrats to the sellers and good job by the listing agents!
