2021 Year in Review – Torrance Real Estate By the Numbers

What a year it was for the real estate market in Torrance CA.  There were 1148 on MLS home sales and closed escrows during the year.Summerwind townhomes Torrance The average “list” price was $1,032000 and the average “sold” price was an impressive $932,000.  Those numbers are a bit deceiving as there were a few ultra expensive homes that sold during the year and they sold dramatically below the list price which skewed the numbers just a bit.  Average price per foot was $636 and the average days on market was a brief 16 before going into pending status.

December Real Estate Market Recap – Torrance Home Sales by The Numbers

Welcome to the real estate market recap for home sales in and throughout Torrance CA in December 2021.  There was a slight slowdown in home sales this year primarily due to the lack of active homes for sale in November.  Overall there were 111 closed home sales in December 2021 compared with 123 in December of 2020.  The median sales price was $900,000 for the homes, townhomes and condos that closed during the month.  Homes averaged a very short 15 days on market before going into escrow.

Homes we like – 2707 Grand Summit Hits the Market for $1,325,000

One of our favorite neighborhoods in Torrance and the South Bay is a small pocket known as Victoria Knolls…..and it’s a bit of a secret.  As it’s on the hillside of the PV peninsula it’s quite different from the “flatlands” below.  As there’s only one real road in or out it’s a quiet little neighborhood and given the hillside location homes often have great city views.

The latest addition to the Torrance real estate market is a 4 bed, 3 bath single family  home located at 2707 Grand Summit and priced at $1,325,000.  It’s in very nice condition and has almost 2,100 square feet with some really nice views so we don’t envision this one lasting too long.
