Torrance Real Estate Market By the Numbers – January Home Sales and Prices

As is fairly typical of the real estate market after the holidays, January was a pretty slow month in terms of home sales in Torrance.  There were 61 home sales/closed sales during the month which is considerably lower than the norm.  Compare that with 101 sales in December, 90 in November and 119 in October and you can see just how slow it was.

The median price of the “active” homes for sale  in Torrance was $775,000 with the median price of the homes that sold at $770,000.  Median price per foot was $526.18 and homes only averaged 28 days on the market before selling.    There were quite a few condo sales both in the Plaza Del Amo area as well as a few 55+ sales in Village Court and New Horizons senior communities.

Neighborhood Spotlight – 2019 Home Sales and Prices in Old Torrance

While many people think of Torrance as one big (for the South Bay) city, from a real estate perspective it’s really a very diverse set ofTorrance homes for sale neighborhoods and communities.  Prices range dramatically so it’s great to focus stats and trends on small parts of town as well as Torrance real estate in general.  2019 saw 96 “on market” home sales in the community of Old Town Torrance.  This neighborhood has a charming historic feel unlike anything else in the South Bay.  The median “list” price was $690,000 with the median home sale priced at $689,500 meaning that homes basically sold for full price during the year.  This continued the trend of being a very solid “seller’s market”.  Homes were on the market an average of 34 days before selling or going into escrow.   The lowest price of the year was $255,000 for a one bedroom condo on Cabrillo with the highest priced sale of the year being $1,130,000 for a two unit property on Arlington.  The majority of the home sales were single family homes and several were beautiful historic craftsman homes which is what makes this neighborhood in Torrance so special.

Market Update – Torrance Real Estate Sales and Home Prices for November

Torrance had a solid month for home sales in November with 90 “on market” MLS closed home sales during the month.  The median list price for November was $799,900 with the median sold price at $802,000 meaning homes generally sold higher than their list price indicating a very strong sellers market.

Torrance Home Prices for October 2019 – Real Estate Update

The real estate market in Torrance was fairly typical for this time of year with 119 homes selling in October of 2019.  That’s a solid number and prices were strong as well.  The median list price for homes that sold was $725,000 and the median sold price was $741,000 indicating the continuation of a strong seller’s market.  As of this post there are 118 homes for sale in the various neighborhoods of Torrance.  The lowest price of the month was $282,000 for a 1 bedroom condo in the Harbor Gateway area (not technically Torrance but a Torrance mailing address) with the highest price of the month was $1.4M.  Median price per square foot for the month was at $501.62 and average days on market was just around 30. Torrance Home Sales and Median Home Prices for September

September was another busy month in South Bay Real estate with a strong number of home sales along with some impressve prices.  Torrance recorded 126 property sales with a median home price of just under $730,000.  The lowest sale of the month was a sharp 1 bedroom condo on Sepulveda for $269,900 with the high sale of the month being a beautiful 4600 foot single family home in the Seaside Ranchos/Christmas Lights area which sold at $2,400,000.  To see all of the homes sold in the South Bay in September visit our recent home sales page.

Torrance Median Home Prices Up in July

What a month it was for home sales in Torrance and the South Bay.  Double digit year over year changes were the norm but there was really no sense to it with some cities seeing major increases over June of 2016 and some seeing just as major drops in home prices.

Real estate in Torrance CA was no different with another double digit jump for the median home prices compared with July of 2016. Torrance was actually a bit more moderate than other areas but still saw 113 homes close escrow in July with a median home price of just under $687,000  Click here to see the recent home sales in Torrance and the South Bay.
