Welcome to our quick real estate recap for April. Torrance definitely saw a drop in the number of home sales during the month with 81 closed home sales compared with 99 a year earlier. Compared with many other cities that saw almost a 50% drop from the year earlier this wasn’t bad at all. The average days on market was a very speedy 24 compared with 37 in 2019. State of Torrance Real Estate Market As We Head into 2020
Welcome to our Torrance real estate update for the coming year. 2020 is looking to be another banner year for home sellers as the
combination of seemingly endless demand and historically low interest rates means more people will be looking to purchase a home.

In general the real estate market seems to be slowing down heading into 2020 but for a very odd reason…..each month there are fewer homes hitting the market. Fewer listings mean fewer home sales. January saw a very slight uptick in the number of listings so we’re hopeful that is a trend that continues. Other than that small bump in January, the number of homes for sale has dropped every month since May of 2019
According to Torrance realtor Keith Kyle, “It’s clear that the market is cooling off as there has been an increase in new listings coupled with fewer sales and homes going into escrow since summer.” The chart above shows that the number of active listings has held pretty steady between 150 and 170 since summer, but the number of sold homes as well as new escrows has continued to decrease. If this trend continues the market will shift more in favor of buyers and less in favor of sellers. It’s clearly been a sellers market over the past few years.
The chart below shows the upward trend over the past few months with avarage “months of inventory” of unsold homes on the rise.
Torrance Home Prices for October 2019 – Real Estate Update
The real estate market in Torrance was fairly typical for this time of year with 119 homes selling in October of 2019. That’s a solid number
and prices were strong as well. The median list price for homes that sold was $725,000 and the median sold price was $741,000 indicating the continuation of a strong seller’s market. As of this post there are 118 homes for sale in the various neighborhoods of Torrance. The lowest price of the month was $282,000 for a 1 bedroom condo in the Harbor Gateway area (not technically Torrance but a Torrance mailing address) with the highest price of the month was $1.4M. Median price per square foot for the month was at $501.62 and average days on market was just around 30. See the latest real estate trends and market statistics.

Hollywood Riviera Home Sales and Home Prices for October
The Hollywood Riviera in Torrance had a fairly typical month for October 2019. There were 9 home sales during the month and all were
single family homes. The median list price for the closed sales was $1,200,000 with the median sales price of $1,177,500 indicating that it is still a solid seller’s market. That does seem to be shifting somewhat with the playing field leveling just a bit. The least expensive home sale during October was $820,000 for a 3 bedroom, 2 1/2 bath single family home at 4414 Highgrove and the most expenseive sale of the month was a Louis Tomaro designed home at 340 Via Colusa. This home was of particular interest to us as we were the listing agents when the sellers purchased the home.

Torrance Home Sales in June of 2016 Post Huge Numbers

The numbers are in and June 2016 was a big month in terms of both the number of homes sold and the prices. Home prices were up year over year in every South Bay city other than Manhattan Beach and Torrance CA posted some very big numbers. 141 homes and properties sold in June at a very respectable median price of $640,000 which is higher than normal. Torrance CA Home Prices Continue to Rise in December
The December numbers are in and if there was any thought that the real estate market in Torrance was slowing down or leveling the numbers certainly say otherwise.
The average home price in Torrance for the homes that closed escrow during December was $620,851* with a median price of $619,000*. Those are big numbers that still shows no sign of slowing or reversing. See the chart below for the December home sales numbers for Torrance and the South Bay for December of 2015.
