64 Home Sales in Torrance During DecemberClassic craftsman homes in Torrance

The real estate market in Torrance California was a bit slower for the second month with only 64 homes selling December.  That wasn’t unusual or unexpected as December is historically the slowest month of the year.   There were 60 sales in November,  71  in October and 90 in September.

The average “asking” price  was $915,065 with the average sold price at $918,680 which was very similar to November but down from the  very impressive October average sales price of $1,100,411.

The average dollar per square foot for the homes that sold in November was $657 and the average days on market was 27 before going into escrow.

A 1,232 Sq Ft SFR + ADU in West Torrance for Almost $2.5M???

At first glance we were pretty startled by the price tag of this one.  It’s listed as a single family home with a little over 1,200 square feet.  Listed at $2,475,000 that just didn’t pencil out.   While we still don’t see the price point in this range, it does make a bit more sense when factoring in the brand new ADU that was just added.  It’s basically a second home with 2 bedrooms and 980 square feet.

The home was extensively remodeled with the ADU being new construction so just about everything in the house appears to be new.  It’s definitely an interesting situation as it’s either extended family or someone renting the home in your backyard.  We’ll see how this goes but it’s tough to see this anywhere near this price.  We certainly hope we’re incorrect and will report more if and when it sells.
