It’s been quite a week for the real estate market in the gated community of Windemere on the Green with 4 listings hitting the marketWindemere condos and townhomes pool area in the past 4 days.  That brings the total number of active listings in the community to 5.

Of the 5 homes there are 2 townhomes for sale and 3 single level condos.

What separates Windmere from some of the other neighboring complex are the abundance of amenities.  In addition to the 24 hour guard gated entry, amenities include landscaped resort-like community pools &  spas, a club house, gym, sauna, racquetball court, game room and BBQ areas.

Located in the heart of the South Bay, Windmere is just a short distance to the newly rebuilt Del Amo fashion mall, Wilson Park with 2 farmers markets a week, shopping, dining, entertainment and more.

Only 48 Homes Sell in Torrance In January but at $1.0M+ Avg.

48 Home Sales in Torrance During January 2024Torrance homes for sale

The real estate market in Torrance California was very slow in January with only 48 on market closed escrows to start off 2024.  That’s the third slow month in a row with only 64 homes selling December, 60 in November and a bit higher 71 back in October.  Part of the slow down wasn’t unexpected as the holiday season in December means fewer homes for sale and fewer people looking…..so fewer closed sales in January.  The market seems to be much busier so it’s likely that February will jump up a bit.

That being said the prices were very impressive.

The average “asking” price  was $1,003,910 with the average sold price at $1,012,480 compared to  $918,680 in December

The average dollar per square foot for the homes that sold in January was $688 and the average days on market was 24 before going into escrow.  That was quite a bit shorter than some neighboring cities.
