July Home Sales and House Prices in Torrance

July was a nice rebound month in terms of the number of homes that sold in Torrance with 106 homes closing escrow during the month.  That’s a massive jump compared with may in which only 46 homes sold due to the uncertainty of the coronavirus situation.  The median “list” price was $875,000 with the median “sold” price at $866,000 meaning that most homes sold very close to full asking price. The median price per foot was $535.77.

Q2 Market Stats – Torrance Real Estate At a Glance

Take a quick glance at the real estate stats for the 2nd quarter in Torrance.  In Q2 there were 225 sales which was considerably lower than the 325 in the same span during 2019.  The other numbers were impressive however….the median sales price for closed homes was $822,000 and days on market was only 26.

May 2020 – Real Estate Recap for Torrance

Welcome to our real estate recap for Torrance.  This is just a brief overview of the market for the month.  The number of homes that sold had a huge drop going from 123 closed home sales in May of 2019 to only 49 in May of 2020.  The good news is that home prices were solid with a median sales price of $786,000 and an average price per foot of $514.  The homes that sold averaged only 20 days on market.  View a list of the homes that sold over the past month.

Luxury Location in the Hollywood Riviera

425 Paseo De La Playa Redondo Beach CA

Torrance is one of the more diverse cities in the South Bay when it comes to housing options. Some of the least expensive homes can be found in Torrance as well as some of the most expensive. The highest prices are almost always found along the beachfront street known as Paseo De La Playa. 425 Paseo De La Playa has a Redondo mailing address but is actually serviced by the city of Torrance. While it’s hard to imagine a home can be a bit of a project at $12,000,000 the eventual buyer is likely to spend a healthy amount truly making this one of the more spectacular homes in the South Bay.

425 Paseo De La Playa is one of those rare legacy type homes.  Perched on the bluffs above Torrance Beach, the home offers incredible and unblockable ocean views.  The 28,000+ sq foot lot is unheard of in the South Bay and as with all of the homes along the west side of Paseo, the lots extend all the way to the beach, but this home has an enormous amount of land in front of the home as well.  The gated entry and true estate feel make for endless possibilities.While this home is in need of some updating to truly make it a legacy home, the basics are all here.

Wonderful Wilson Park in Torrance CA at 2200 Crenshaw

Torrance has an abundance of great parks but none really compare with the features and amenities of Wilson Park.  It’s a sprawling patch ofWilson Park in Torrance CA beautiful green open space in the heart of Torrance and across the street from the complexes of Plaza Del Amo.  Located at 2200 Crenshaw Blvd 90501 the aminities and facilities are as diverse as they come.  About the only thing it’s missing is an aquatics center.

They certainly have the usual features…..playgrounds, fields, etcl, but it really is much more of a “recreation center” than a park.  Some of the many things to do at Wilson Park include:

Torrance Real Estate Market Update – At a Glance

Welcome to our quick real estate recap for April.   Torrance definitely saw a drop in the number of home sales during the month with 81 closed home sales compared with 99 a year earlier.  Compared with many other cities that saw almost a 50% drop from the year earlier this wasn’t bad at all.  The average days on market was a very speedy 24 compared with 37 in 2019.  The median sales price was $792,0000 and the average price per foot was $503.  See more details in our full Torrance real estate trends and statistics area.  See also the Torrance homes that sold in April.
