Village Court 55+ condos Torrance

One of the newest listings in Torrance is in our favorite 55+ community known as Village Court located at 21345 Hawthorne Blvd.  Although the address shows it on Hawthorne Blvd (which is a very busy street) the building is nowhere near being on Hawthorne Blvd and sits just east of the friendly Southwood neighborhood.

Most of the single level condos, including #423 are pretty modern and still have the bells and whistles of newer construction including hardwood floors, kitchen island with granite counters, stainless appliances and more.

Community amenities are a highlight as this complex has a resort type feel.  The amenities include a beautiful pool and spa deck located inside the u shaped building so generally out of the wind, clubhouse room with billiard table, kitchen, couches and more, fitness center, outdoor BBQs and plenty of seating around the BBQ and pool areas.

A Bit Slower June in Torrance Real Estate with 81 Sold Homes

June was a great month for home sales in June, although it was a definite drop from the 100 homes in May and April.Torrance homes for sale

Torrance home prices Increase from May

The average “list” price of the homes that sold  was $1,096,253 with the average sold price at an impressive $1,118,389 which was even higher than the very impressive $1,106,942 in May.  This also means that homes generally sold for more than the list price indicating that this is still very much a seller’s market.

The average dollar per square foot for the homes that sold in June was $732 which was pretty similar to the $740 in May.   Homes that sold averaged a very short 30 days on market before going into escrow which was well below the DOM averages in most of the South Bay.

Although the weather this Earth Day may be a bit gloomy in Torrance and the South Bay……it’s still beautiful outside!  We post alot about buying and selling homes but today we celebrate our REAL home.  We only have one so treat it well and do your part.  We are so fortunate to live near the beach and ocean.  From dazzling sunsets, to beach breezes to the ocean just up the road, this is an easy place to enjoy this planet.   From all of us at Torrance Real Estate and Homes .com, Vista Sotheby’s and Keith Kyle homes we hope we can all do our part to keep our home in good shape.

If you’re looking for a newer construction senior condo, this newest listing in the Trade Winds building might be worth a look.  Tradewinds was built in 2003 and still has somewhat of a newer look and feel and some of the more modern features and amenities.   The building consists of 91 single level condos, all surrounding a bright and sunny courtyard and pool area.

The condo is listed by Thomas Power of Powers Realty.

The condo itself has some upgraded features like hardwood floors, central air conditioning, tankless water heater, recessed lights, and a must for many…..laundry inside the unit.   #306 has a nice sized outdoor space, but it does overlook Sepulveda so it’s on the busier and loudest side of building.  That said the third floor location is a bit above the noise and does mean some nice views of the PV Peninsula.
