Community Spotlight – New Horizons 55+ Senior Housing

New Horizons 55+ Senior Community in Central Torrance

Welcome to the 55+ community of New Horizons in southeast Torrance.   This is the largest senior living community in the South Bay and boasts a look and feel of a Florida type senior community.  The area and grounds offer an active lifestyle with 9-hold golf, swimming pool, tennis courts, a gym and more.  It’s an easy place to be social as well with a billiards room, art room, clubhouse, picnic/BBQ areas, ballroom and more.  It really does offer resort style living at a fraction of the cost of nearby non 55+ communities.

There are 600 total units broken into smaller buildings with both 2 level condo style buildings as well as single level patio home type housing.  Although some of the homes are listed and sold as one bedrooms they have a living room/den area often converted and used as a second bedroom.  The bulk of the homes are listed as two bedrooms and square footage ranges from 950-1117 square feet so all homes are fairly good size.  HOA dues (as of 4/7/24) are around $495 a month.

The complex and homes were built in 1963 so the community does have a dated look and feel, but prices are great for what they offer compared to what they would be if not restricted to seniors.  View also all 55+ homes for sale in the South Bay

Torrance Real Estate Recap – 2019 By the Numbers

2019 was a very solid year for home sales in Torrance CA.  There were 1,201 on market home sales in the city for an average of 100 a month.  The average list price was $818,500 with an average sales prices of $760,333 indicating that the market is still very strong and slightly favors sellers.  View the chart further down the page to see how it compares with previous years.  Average days on market during the year was 32 so homes tended not to last all that long.

Home of The Week – 425 Paseo De La Playa Redondo Beach

One of our absolute favorite locations in all of the South Bay is Paseo De La Playa along the bluffs of the Hollywood Riviera. There are a veryHollywood Riviera limited number of homes here and it’s truly a showcase location.

This is an unbelievable location as the lots/homes are not only oceanfront but the lots are huge and extend all the way down to the beach.  As 425 Paseo De La Playa is one of the lower homes the slopes is a bit more mild and they’ve been able to build a path down to the beach (which is a VERY challenging step for homes without a path as it require California Coastal approval….which they don’t do).   The home at 425 is on a 28,000+ foot lot!  Pretty unheard of in the South Bay and certainly unheard of for a beachfront home.

Torrance Home Prices for October 2019 – Real Estate Update

The real estate market in Torrance was fairly typical for this time of year with 119 homes selling in October of 2019.  That’s a solid number and prices were strong as well.  The median list price for homes that sold was $725,000 and the median sold price was $741,000 indicating the continuation of a strong seller’s market.  As of this post there are 118 homes for sale in the various neighborhoods of Torrance.  The lowest price of the month was $282,000 for a 1 bedroom condo in the Harbor Gateway area (not technically Torrance but a Torrance mailing address) with the highest price of the month was $1.4M.  Median price per square foot for the month was at $501.62 and average days on market was just around 30. Hollywood Riviera Home Sales and Home Prices for October

The Hollywood Riviera in Torrance had a fairly typical month for October 2019.  There were 9 home sales during the month and all wereHollywood Riviera homes for sale single family homes.   The median list price for the closed sales was $1,200,000 with the median sales price of $1,177,500 indicating that it is still a solid seller’s market.  That does seem to be shifting somewhat with the playing field leveling just a bit.  The least expensive home sale during October was $820,000 for a 3 bedroom, 2 1/2 bath single family home at 4414 Highgrove and the most expenseive sale of the month was a Louis Tomaro designed home at 340 Via Colusa.  This home was of particular interest to us as we were the listing agents when the sellers purchased the home.

Recent Home Sales in The Communities of Plaza Del Amo

Plaza Del Amo is a unique area in Central Torrance with an abundance of gated communities.  Although there are certainly complexesChatelaine townhomes Plaza Del Amo Torrance inTorrance that are similar there is no concentration of these single family, townhome and condo communities anywhere else.  It’s really a real estate market unto itself in the heart of Torrance.

The real estate market in the Plaza Del Amo area was solid once again for the month of August 2019 with 11 closed home sales during the month.  The lowest priced sale of the month was a 1 bedroom condo on Merrill selling at just under $400,000 with the high sale of the months being a 4 bedroom single family home on Cranbrook selling at $895,000.  View also the current homes for sale in the Plaza Del Amo communities of Torrance.
