A 1,232 Sq Ft SFR + ADU in West Torrance for Almost $2.5M???

At first glance we were pretty startled by the price tag of this one.  It’s listed as a single family home with a little over 1,200 square feet.  Listed at $2,475,000 that just didn’t pencil out.   While we still don’t see the price point in this range, it does make a bit more sense when factoring in the brand new ADU that was just added.  It’s basically a second home with 2 bedrooms and 980 square feet.

The home was extensively remodeled with the ADU being new construction so just about everything in the house appears to be new.  It’s definitely an interesting situation as it’s either extended family or someone renting the home in your backyard.  We’ll see how this goes but it’s tough to see this anywhere near this price.  We certainly hope we’re incorrect and will report more if and when it sells.

Only 60 Home Sales in Torrance in November

60 Home Sales in Torrance in November 2023Torrance duplexes for sale

The real estate market in Torrance California had a slow down both in terms ofthe number of sold homes and the average prices they sold for.  There were only 60 closed escrows in the month compared to the 71 homes that sold in October and 90 in September.

The average “asking” price  was a very impressive $990,362 with the average sold price at $1,012,100 which was healthy dip from the October average sales price of $1,100,411.

The average dollar per square foot for the homes that sold in November was $689 and the average days on market was 37 before going into escrow.
