Torrance Real Estate Recap – August 2021 By the Numbers

Here’s a brief overview of the real estate market that was for Torrance last month.  August 2021  was another blazing hot month for home sales in the South Bay’s biggest city.  There were 123 homes in Torrance that closed escrow during the month. The median sales price of $900,000 and most homes sold WAY above the asking price. Homes averaged a very brief 13 days on market before going into escrow and the average price per foot was $641.

The big sale of the month in Torrance was a very large single family home in South Torrance in the Seaside (Christmas Lights)

neighborhood.  The home was built in 1998 and offered almost 3,000 square feet with 4 bedrooms and 3 baths.  The lot was over 8,000 square feet although much was on a hillside.  The home was listed at $1,848,000 and sold for an impressive $2,130,000 after only a few days on the market.

Welcome to the real estate recap for July in the South Bay city of Torrance. July 2021 was a tremendous month for the real estate market inSouth East Torrance homes for sale Torrance CA.  There were an amazing 137 homes, townhomes and condos that sold compared with 106 in July of 2020.  The median sales price was $830,000 with a median price per foot of $603.   The average days on market before going into escrow was only 11….and that says a lot about just how high demand has been.

Torrance Real Estate Recap – May 2021 Overview

Top Sale of the Month – 505 Paseo De La Playa

Although it took a while the oceanfront home in the Hollywood Riviera at 505 Paseo De La Playa closed escrow during May and ended upHollywood Riviera selling for $5,175,000.

With a home like this you’re definitely paying for location as it’s a fairly original home but the location just can’t be beat.  The last sale of something fairly similar was 529 Paseo De La Playa which was a 4 bed, 3 bath single family home with a bit under 3200 feet that sold at $5,650,000.

505 Paseo De La Playa offers the same specs with 4 bedrooms, 3 baths, and the same 3,179 square feet.  The lot on 505 is a bit larger and extends all the way to the beach, but the home at 529 had done significant work to the bluff at a pretty significan expense.
