If this isnt an indication of just how strong the real estate market has been….we don’t know what is. 1226 Beech Ave was a single family home in Old Torrance that sold for $305k over the list price this past month. The top sale of the month was a historic 1930 Spanish style home with an 2 bedroom + office ADU on one of old Torrance’s great tree lined streets. This one was a testament to a hot market as they were originally priced on the lower end but still appropriate…..despite that the home sold for $305,000 over list price. The home was very well maintained and upgraded but it was by no means newer construction and this is a huge price for Old Torrance. Congrats to the sellers and good job by the listing agents!

Good news for home buyers as a second listing has hit the market in the 55+ senior condo complex of Village Court in Torrance. Unlike the other unit that was a top floor location this one is a 1st floor unit so not much of a view but easier access to the pool and facilities. Although the address is 21345 Hawthorne Blvd, the building is actually far off the busy street. The building was completed in 2005 by Anastasi construction and units still have a newer feel including recessed lights, open layouts, granite counters and more. The 55+ community of Village Court in the Southwood neighborhood of Torrance.
The community has a resort style feel with a beautiful pool and spa deck complete with bbq area and places to enjoy the outdoors while eating or socializing with friends. The community has a very nice gym, clubhouse and billiards room and Village Court is pretty central to everything. As with all condos in Village Court, the home has central A/C.

One of our favorite senior housing buildings in the South Bay is the 55+ community of Village Court in the Southwood neighborhood of Torrance. Although the address is 21345 Hawthorne Blvd, the building is actually far off the busy street and road noise isn’t an issue (at least in our eyes….or ears) The building was completed in 2005 by Anastasi construction and units still have a newer feel including recessed lights, open layouts, granite counters and more.
#412 is a top floor unit so nobody living above and it also helps with a sense of space and openness.
The community has a resort style feel with a beautiful pool and spa deck complete with bbq area and places to enjoy the outdoors while eating or socializing with friends. May 2022 was a huge month for both the number of homes that sold and the prices that they sold for in the South Bay community of Torrance CA. There were 109 homes that closed escrow during the month. That was a really solid month but it was down a bit from the 129 homes sold in April.
The average “list” price for the homes that sold during May was a very impressive $1,037,097 with the average sold price at $1,110,535 meaning that homes generally sold WAY over the asking price.
The average price per foot for the month was $761. The average days on market was a very short 12 with the median days on market an amazing 8 before going into pending status. See how that compares with other months on our Torrance real estate trends and statistics page.

The top home sale of May in Torrance CA was an incredible single family home on a rise in the neighborhood of Southwood. Sitting on a massive corner lot of almost 11,000 feet the home offered both incredible indoor and outdoor spaces. This was the type of home we only see in the larger lots of Seaside Ranchos in South Torrance so it was extremely unique for the Southwood area in terms of size, lot size and location.
