January Home Sales in Central Torrance and Plaza Del Amo

January 2021 started off the year  a bit slow in the neighborhoods of  central Torrance  and the gated communities of  Plaza Del AmoChatelaine in Plaza Del Amo in terms of  the  number of home sales but home prices remained very strong.   There were 10 home, townhome and condo sales in central Torrance during the first month of  2021 which was  lower than the sales in the second  half of 2020 and it matche the lowest number of  home sales in the community since July of last year.  The median list price was 834,900 with the median sold price at $827,000 indicating a very solid “seller’s” market and meaning that most homes sold well over the asking price. Welcome to our community spotlight for one of the great gated communities in the Plaza Del Amo area of Torrance CA.

SummerWind is the largest of the gated communities in the Plaza Del Amo area of Torrance and offers a community feel with enough space to  really feel like a neighborhood.  Summerwind is  located on the south side of Plaza Del Amo between Crenshaw and Maple and the community consists of 508 townhome style (nobody above or below) attached units. The layouts vary from smaller two bedroom/two bath home with between 1,088 and 1,273 square feet and three bedroom/three bath units around 1,404 square feet (there are a very limited number of larger homes with approx 1,560 square feet.  All of the homes offer 2garages and laundry areas.

Built in the late 1980’s SummerWind offers an abundance of community amenities including three recreation areas each with a pool and spa, community clubhouse, onsite manager, well maintained landscaping, and a playground area for the little ones.

Located in the heart of the South Bay, the community of Summer Wind is just a short distance to the newly rebuilt Del Amo fashion mall, Wilson Park with 2 farmers markets a week, The South Bay Galleria, shopping, dining, entertainment and more.

HOA dues are on the high side for the area at approximately $499** as of 11/7/25

Torrance Real Estate Recap – 2020 By the Numbers

What a year it was for real estate and home sales in Torrance during 2020.

Without question it was a fantastic year for real estate, home sales and home prices in city of Torrance CA.   Here’s just a quick recap of some key numbers.  There were 1144 on market home sales during 2020 compared with 1204 in 2019.  The median sales price was an impressive $835,000.  Homes that sold only averaged 24 days on market before selling. The Lowest Priced Home in Torrance

As of 1/15 the lowest priced home currently for sale (excluding manufactured homes) is a one bedroom single level condo in the 55+ senior complex of Sunset Gardens. The home offers 1 bedroom, 1 bath and approximately 669 sq feet.

Torrance real estate enjoyed a huge month with 122 on market home and property sales during December.  The median “list” price was $799,000 and the median “sold” price was $805,000 indicating a very strong seller’s market. The average price per foot was $549.
