One of the newest listings in Torrance is in one of the newer 55+ community known as Tradewinds in the central Torrance area. As it was built in 2003, most of the single level condos, including #223 are pretty modern and still have the bells and whistles of newer construction including hardwood floors, kitchen with granite counters, stainless appliances and more.
There is currently (as of 9/27) another 2 bedroom condo for sale in Tradewinds located at 2605 Sepulveda #325 listed for the same price.
The home was clearly well taken care of and is super clean and appears to be in great shape. Some highlights are the central heating and A/C, in unit laundry, hardwood floors in the living and kitchen and new carpet in the bedrooms.
Community amenities, including a gym, spa, pool, and a clubhouse with a full kitchen and billiards table. HOA fees are definitely on the high side at over $500 a month, but there is lots included. In addition to the amenities and maintenance, both basic cable and internet are included.

It was another strong month for home sales in the city of Torrance with 89 closed escrows during August 2024.

The average “list” price of the homes that sold was $1,036,956 with the average sold price at $1,057,181 which was a drop from the prior months, but still impressive. Although there was a price decline from prior months, on average homes sold above the list price.
The average dollar per square foot for the homes that sold in July was $717 which was lower than the $767 in July, $732 in June and $740 in May. Homes that sold averaged a very short 19 days on market before going into escrow which was well below the DOM averages in most of the South Bay.

One of the newest listings in Torrance is in our favorite 55+ community known as Village Court located at 21345 Hawthorne Blvd. Although the address shows it on Hawthorne Blvd (which is a very busy street) the building is nowhere near being on Hawthorne Blvd and sits just east of the friendly Southwood neighborhood.
Most of the single level condos, including #423 are pretty modern and still have the bells and whistles of newer construction including hardwood floors, kitchen island with granite counters, stainless appliances and more.
Community amenities are a highlight as this complex has a resort type feel. The amenities include a beautiful pool and spa deck located inside the u shaped building so generally out of the wind, clubhouse room with billiard table, kitchen, couches and more, fitness center, outdoor BBQs and plenty of seating around the BBQ and pool areas.
