Home Sales are Up While Inventory Way Down in West Torrance

Where did all the homes go in West Torrance?

Well the limited number of homes that were on the market all sold leaving inventory down once again.

The chart below shows the number of active listings (light green) sold homes (dark green) and pending home sales (red line) The greater the discrepancy between active homes and sold homes indicates a buyers market and when the numbers are closer a sellers market is indicated as inventory is down. February saw 13 homes close escrow with only 6 active homes for sale. As of April 17th there are 8 active homes for sale and 13 homes in escrow.

The Highest and Lowest Priced Homes in Torrance CA

Torrance is a diverse community and home prices can certainly reflect that.  From multi million dollar homes along the bluff in the Hollywood Riviera, to the neighborhoods near the 110 Freeway, neighborhoods and home prices vary considerably.

Topping out the market at the moment is the home at 326 Calle De Arboles in the Hollywood Riviera.  The home is priced at $2,098,000 with 3,251 square feet and has been on the market almost 2 months as of this posting.  While the homes in the Hollywood Riviera are often Redondo Beach mailing addresses and zip codes, the homes are actually located in Torrance with award winning Torrance schools and services.

On the other side of the spectrum is the one bedroom condo located at 941 W Carson.  It’s listed at $205,000 and is a short sale property.  This section of Torrance is known as county strip.  Very much the opposite of the Hollywood Riviera this section of Torrance is actually not part of Torrance proper and is serviced by LA Unified Schools and LA City services.  As the schools are not at the same level (in most cases) as the Torrance Unified schools, values are always lower in this area.

Torrance Housing Inventory Still Down But on the Rise

The real estate market in Torrance CA continues to be driven by the lack of homes for sale but for the third straight month we have seen an increase in the number of homes for sale.  Inventory has been on the rise since the low point in December but still far below the norm.  We have also seen an increase in the pending home sales over that same period of time and it appears that the inventory will continue to rise as we head towards the usually busy summer buying and selling season.  See all of the Torrance homes for sale or search by neighborhoods.  To see the most recent Torrance home sales visit our closed sale pages.

Torrance CA Home Prices Continue to Rise in December

The December numbers are in and if there was any thought that the real estate market in Torrance was slowing down or leveling the numbers certainly say otherwise.

The average home price in Torrance for the homes that closed escrow during December was $620,851* with a median price of $619,000*.  Those are big numbers that still shows no sign of slowing or reversing.   See the chart below for the December home sales numbers for Torrance and the South Bay for December of 2015.

Neighborhood Spotlight – West Torrance Homes for Sale

Sitting just east of Redondo Beach and little further than a mile from the beach, West Torrance is a fantastic community with tree lined streets, award winning neighborhood schools that are often within walking distance, loads of great parks and all just a short drive to the beach.  Bordered by 190th to the north it enjoys mild coastal weather, proximity to shopping and dining, and has a wonderful community feel.

The homes in the area are generally 3 bedroom 1200 feet single family homes that are remodeled or updated and built in the 1940’s and 50s.  Unlike some of the nearby communities such as Manhattan and Hermosa Beach in which “mansionization” has become a big problem, west Torrance still retains much of it’s original charm and feel with the majority of the homes being appropriately sized for the lots.  Lot sizes range from around 5000 feet to larger 8000+ foot lots and all are highly sought after.  Prices have skyrocketed in the past several years with smaller 3 bed/1 bath homes nearing the low $700,000 with updated and expanded (many of the homes added a living room and bath in the distant past giving many homes square footage ranging between 1400 and 1700 feet) homes selling in the lower to mid $800,000s.  Although only 4 homes sold in November 2015 the average sales price was a whopping $951,000.

The many appealing factors to west Torrance are the numerous parks including Entradero, La Romeria, Sunnyglen and Victor, the fantastic schools of the Torrance Unified system including Lynn Middle School, Towers and Victor Elementary and West Torrance High School.  West High was even named to the Newsweek 500 top public high schools in the country.

Homes of all shapes and sizes for sale in Victoria Knolls

Victoria Knolls is a small, and somewhat, unknown neighborhood in the Walteria section of Torrance.  It also happens to be one of my favorite neighborhoods.  With one way in and one way out, and sitting high on the hill the neighborhood offers a great community feel with quiet streets, appropriate sized homes (most of the time) and many homes offer great views of the city.  As of this article there are currently 4 homes available in this area which is a rarity.  The homes range in price from the high $600,000s to over $1,000,000 for something updated with a view.
