Market Update – Paseo De La Playa

Paseo De La Playa, the oceanfront street in the Hollywood Riviera of Torrance and Redondo Beach, has seen some busy days in the real estate market.  Currently there is the enormous gated estate of 433 Paseo De La Playa listed at a “mere” $16,000,000.  The recent high water mark was set by 517 Paseo De La Playa, a completely renovated home, selling at $5,920,000.  See the current homes for sale on Paseo De La Playa in Redondo Beach.

It wasn’t long ago that a Torrance home in the million dollar range was a rarity….now it’s fairly commonplace. Currently there are 21 homes in the city of Torrance that are priced higher than this formerly elusive price. If you factor in homes in the homes for sale in the Hollywood Riviera, which has a Redondo Beach mailing address but is actually in the city of Torrance, there are actually 28 homes price over $1,000,000 with 5 homes priced over $2,000,000.

Suddenly the Whole Street is On Sale – Camino De Encanto in the Hollywood Riviera

It’s not often that we see homes come on the market in the lower Hollywood Riviera neighborhood that’s west of Palos Verdes Blvd.  Occassionally we see a home or two and more often than not, there is nothing on the market in this area.

That certainly couldn’t be further from the case at the moment as there are 4 homes for sale on Camino De Encanto in the Hollywood Riviera.

There are current 4 homes on the market and all are within a 1/2 block.  This is pretty unheard of an probably not ideal for any of the homes as when buyers have options….they want to negotiate.

Torrance CA Real Estate Map

Torrance, California is a big city and it’s neighborhoods and areas vary considerably in the types of homes, feel of the neighborhood, and home prices.  As realtors, we search for homes by neighborhood so that we can best assist our clients to find the right type of homes in the right areas.  Below is a map used by realtors and used in MLS home searches.  The numbers coincide with the areas that we use to search and each has it’s differences and similarities.  The three areas that often cause confusion are area 128 the Hollywood Riviera and areas 122 and 123, Harbor Gateway and County Strip.  Much of the Hollywood Riviera actually has Redondo Beach, 90277, zip codes but the area is actually part of Torrance and services and schools are Torrance.  The County Strip and Harbor Gateway areas actually have Torrance zip codes but are serviced by the city of Los Angeles.  It’s distance from the beach, proximity to commercial and industrial, and the schools being LA Unified makes the homes significantly less expensive then the city of Torrance areas.

Paseo De La Playa….The Best Street in the Hollywood Riviera

The Hollywood Riviera is one of my favorite areas of the South Bay.  Great views, small town community feel, ocean breezes, and homes that generally fit on the lots make for a feel that you don’t often get in the overcrowded South Bay.  It’s hard to go wrong with any location in this coastal community that lies in both Redondo Beach and Torrance but there’s one street that beats them all. Paseo De La Playa offers bluff top, oceanfront living for the lucky few and enjoys the best of all imaginable views.  The homes enjoy views of Palos Verdes, panoramic ocean views, and coastline views from Redondo Beach all the way to Malibu.  What that makes for is ever changing, always impressive views.  During the day it’s all about the ocean and coastline, but in the evening when colors change, it becomes a fantastic city lights view along the coast.

The lots, as seen below, are huge and usually in the 20,000+ range although may are on leased land often with an option to buyout the lease every few years. Paseo-De-La-Playa Depending on how high on the hill you are (lower elevation homes on towards the left above) there is sometimes direct beach access from the homes which dramatically increases the appeal as “RAT” beach (Right after Torrance) is just below and almost serves as a private beach as access is limited to a fairly long walk from the parking lot.

Homes on this street rarely become available and many are still in fairly original condition with original owners from the 1960s (honestly why would RAT Beach below Paseo De La Playa in Torranceanyone want to move) and range anywhere from the low $3,000,000s- to well into the $4.0M’s for anything remodeled, especially with beach access.

Adding beach access, if not already there, is a huge struggle as it’s tightly regulated by the California Coastal Commission.  The only minor inconvenience to living on Paseo De La Playa is that it’s a moderately busy street and a frequent route for both cars and bicyclists going between Redondo and Palos Verdes.  There is one condo complex at the top of the street called Cote D’Azure with 87 units perched high on the bluff surrounding extensive grounds and pools.  The units are 2 bedrooms generally ranging between 1300-1550 square feet.  Many units do not sit oceanfront and have limited views, while the rare few offer similar views to the SFRs just down the street.

Overall the homes on Paseo De La Playa offer some of the best features imaginable for those looking into the epitome of California coastal luxury living.
